EMEA Land Development is responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure in Europe, the Middle East and Africa. The Development Manager will be the key party coordinating across Environment & Permitting, Engineering and Design, Construction, Government Affairs, Community Engagement and other key parties on specific projects to ensure an end-to-end coordinated delivery for data center development. The Development Manager will be a key player in both the strategy, execution and site development of our projects. Responsibilities
The Development Manager is part of a team of real estate development experts but works across the greater organization to drive an effective, fast and efficient development process, eliminating gaps between teams and ensure the delivery of sites to main works construction ready. They will be working across teams in the site selection, design, planning, zoning and permitting of sites for data centers and other infrastructure. This will entail establishing the appropriate delivery teams and having the commercial and practical experience to take on greenfield and brownfield development challenges across numerous EMEA markets to achieve our target scale.

Skills & Qualifications
In order to be successful, you must have a strong background in real estate or infrastructure development, be able to work in a dynamic and global organization, and have a strong desire to continually learn and innovate. In particular, we will expect you to:
- Have a specific knowledge of real estate or infrastructure planning and development to include due diligence processes, zoning, permitting, planning permissions, utility delivery, community engagement, political context etc.
- Have a working knowledge of a broad range of real estate aspects to include acquisition, design, demolition, contamination remediation and construction.
- Have a working knowledge of financial analysis of various elements of development to identify risk and cost impacts early in process and maintain a big picture impact on overall project costs.
- Have general knowledge and experience of consultant and contractor procurement.
- Have the strategic vision and executive presence to develop and present strategic plans and regional strategies.
- Be able to develop and document comprehensive business cases, deal summaries, and executive presentations
- Be fluent in business English and one or more other Northern European languages.
- Work well within a fast-paced organization who is a self-starter, process-minded, and collaborative.
Experience
Candidates must have:
- Direct experience in real estate or infrastructure project development, such as energy generation
- Ability to consistently dive deep into market analysis and undertake strategic planning.
- Ability to engage directly with local and national governments and their agencies to drive appropriate resolutions to development.
- A collaborative approach to project management and understanding of the uncertain nature of project development challenges
- Ability to develop and review schedules, communicate technical risks & mitigations, and
- Strong knowledge of core Microsoft products (Outlook, Excel, PowerPoint, Word, SharePoint)
- Substantial and relevant work experience
Ideally will have:
- Direct Data Center development experience.
- Experience in leading challenging development projects in countries with diverse languages and cultures.
